Animas Valley Mall is a regional mall located Farmington, New Mexico. The Property is strategically located along East Main Street (15,000 VPD), one of the busiest streets in the area, within the retail and commercial nexus of the greater trade area. The Property is anchored by Dillard’s (72,212 SF), JCPenney (50,749 SF) and a vacant former Sears (65,856 SF). These anchors are complemented by a strong line-up of major tenants including Dollar Tree, Ross Dress For Less, Ulta Beauty and Animas 10 Theater (the trade area’s largest theater), along with a a well curated mix of national and regional retailers such as Bath & Body Works, Buckle, Famous Footwear, Journeys, Torrid and Zumiez. The periphery of the Property consists of three owned outparcels, occupied by Applebee’s, Boot Barn and Taco Bell.

The City of Farmington serves as the economic hub of the Four Corners Region. The economy is mostly dependent on the energy, medical, education and hospitality industries. The top three employers in the area are San Juan Regional Medical Center, San Juan College, and Basin Home Health/Basin coordinated. Due to its rural location, Farmington also serves as the healthcare hub of the Four Corners and serves residents from Arizona, Colorado, Utah, and New Mexico, providing a steady influx of patients for area hospitals. In the near term, Farmington’s healthcare industry will gain steam.

Animas Valley Mall is located along State Route 516 and is about four miles from the heart of downtown Farmington. East Main street is one of the most heavily trafficked streets in Farmington seeing over 15,000 vehicles per day. The Mall is surrounded by a number of name-brand national and regional retailers, restaurants, servicers and hotels, all of which generate a steady stream of traffic to the immediate area. These retailers include Chick-fil-a, Lowe’s, McDonald’s, Sam’s Club, Target, Walgreens and Walmart. For many of these stores, the location in Farmington is the only location within 100 miles.
